Table of Fees (Effective as of Amendments on 28/12/2001, 26/03/2003, 29/12/2003, 11/9/2014)
I. Ad-Valorem Fees for Document Registration
This category includes documents where the registration fee is based on the value of the consideration or property.
Documents Charged on Consideration Value
- Acknowledgment, Agreement for Consideration, Annuity Bonds, Award, Bond, Bill of Exchange, Bill of Sale, Lease, Instrument of Assignment, Mortgage, Release with Consideration, Transfer, Certified Copy of Court Decree or Order
- Fee Structure:
- For value up to ₹10,000: ₹100
- For value exceeding ₹10,000: ₹100 plus ₹10 for every additional ₹1,000 or part thereof, up to a maximum of ₹30,000
Documents Charged on Property Value
- Composition-Deed, Partnership-Deed, Declaration of Trust, Release (not involving consideration)
- Fee Structure: Same as above.
Documents Charged on Market Value
- Conveyance, Certificate of Sale, Exchange, Gift, Partition, Power of Attorney, Sale Settlement, Transfer of Lease by Assignment
- Fee Structure: Same as above.
II. Fixed Fees for Certain Documents
- Fixed Fees:
- Immovable Properties in Specified Areas:
- Greater Mumbai, Navi Mumbai, Pune: ₹1,000
- Other Municipal Corporations and Cantonments: ₹750
- Other Areas: ₹500
- Movable Property: ₹500
- Deed of Partnership: ₹1,000
III. Special Cases
Mortgage Documents:
- If sold to the mortgagee, fee based on difference between purchase money and mortgage amount.
- For collateral security documents, the same fee as the principal mortgage (maximum ₹100).
Lease Documents:
- Fee based on the duration and nature of the lease.
- For rent fixed with no premium:
- Up to 3 years: Fee on total rent or average annual rent, whichever is lower.
- 3 to 10 years: Three times the average annual rent.
- 10 to 29 years: Five times the average annual rent.
- Over 29 years or perpetual: Ten times the average annual rent.
IV. Wills and Authorities to Adopt
- Registration of a Will or Authority to Adopt:
- Deposit and Withdrawal of Sealed Cover Containing a Will:
- Deposit: ₹100
- Opening of Sealed Cover: ₹100
- Withdrawal: ₹100
V. Searches and Inspections
- Search Fees:
- Entry for property search: ₹25
- Search with report up to 12 years: ₹300
- Each additional year: ₹25
- Downloading scanned images: ₹100 per document
VI. Other Fees
Xerox Copies:
- Each page up to 30.5 cm x 21.5 cm: ₹5
- Larger pages (copied in parts): ₹5 per part
- Priority request: Double the regular fee.
