How to Register Property Online: A Detailed Guide for Himachal Pradesh

This guide is designed to help citizens understand the online property registration process in Himachal Pradesh. We will walk you through the various steps and required documents for successful registration.

Step 1: Visit the Official Website

First, go to the official website of the National Generic Document Registration System (NGDRS) here.

Step 2: Register and Log In

  • Register as a New User: If you are a new user, you need to register on the website. Click on the registration link and fill in the required details.
  • Log In: After registration, log in with your credentials.

Step 3: Access the Dashboard

  • After logging in, you will see the dashboard. Navigate to the 'Document Entry' tab to start the application for property registration.

Step 4: New Document Entry

  • Click on the 'New Document Entry' option.
  • Fill in the general information required in the various tabs provided.

Step 5: Upload Required Documents

  • Upload the necessary documents for online property registration, such as ID proof, PAN card, Nakal of Jamabandi, circle rate, etc.

Step 6: Fill in Property Details

  • Enter all the relevant details about the property you are registering.

Step 7: Stamp Duty Calculation

  • Go to the 'F-Fee Calculation' tab.
  • Enter the consideration amount or secured amount of the property.
  • Click on 'Calculate and Save' to compute the stamp duty.

Step 8: Online Payment of Stamp Duty and Registration Fee

  • The system is integrated with Himkosh for online payment.
  • Follow the instructions to pay the stamp duty and registration fee online.

Step 9: Uploading Documents

  • Ensure that all required fields and levels are completed. The system will not allow final submission if any required field is incomplete.

Step 10: Schedule an Appointment

  • Once the application is submitted successfully, you can schedule an appointment.
  • Navigate to the 'Appointment' section to select a date and time for your visit to the Sub-Registrar Office (SRO).

Depending on the type of deed (Gift, Lease, Sale, Mortgage), different documents are required. Below is a general list for each type:
